Topics On The Georgia Real Estate License Exam

The Georgia real estate licensing exam is composed primarily or multiple choice questions covering both national and state-specific information. Exam topics include real estate law, ownership, land use controls and regulations, disclosures, valuation, financing, titling, taxes, and contracts.

Georgia Real Estate License Requirements

The following lists any applicable pre-licensing, continuing education, renewal, and reciprocity requirements for Georgia real estate licensing.

Real Estate Education Requirements:
  • Georgia real estate salesperson license: 75 hours
  • Georgia real estate broker license: 60 hours
  • Georgia also requires 25 hours of post-license education
  • Final exams: Georgia Real Estate Commission requires that your final course exam be proctored for qualifying education
State Reciprocity:

A real estate professional licensed in another state who becomes a Georgia resident may obtain an equivalent Georgia real estate license without further examination or education. The applicant must submit a certification of license history (no more than one year old) from the state in which the applicant is currently licensed. The certification of license history must show that the applicant:
  • Is currently in good standing (license cannot be lapsed or expired)
  • Has passed an examination for the type of license sought in Georgia
  • Has met all pre-license and continuing education requirements required for that license by that state
Continuing Education And/Or License Renewal Requirements:

In order to renew your real estate license in Georgia, 36 hours of real estate CE must be completed every 4 years from the month of your birth. Of the 36 hours, 3 hours must cover Georgia law and rules.

How To Earn A Georgia Real Estate License

Below are the recommended steps for passing your real estate agent exam and earning your Georgia real estate license.
  • Step 1: Review Georgia's State Licensing Requirements
    Since real estate licensing is state-specific, you want to make sure you qualify or meet the basic requirements for the state in which you want to be licensed. In most states, you have to be at least 18 years old, pass a background check, and pass your state's exam.   • Step 2: Register For The Georgia Real Estate Licensing Course
    Our real estate training courses are designed to meet the state pre-licensing requirements, as well as prepare you for your state exam.     Note: Once you complete your course, be sure to obtain your official transcripts or certificate of completion from the school, which is required for your real estate license application.

    Once you pass your exam, the next step is to apply for your real estate license. This usually includes completing an application and paying a licensing fee.
  • Step 6: Determine Where You Want To Work
    New agents can work either individually, with a broker, or with a team. Those who want to work individually should make sure they have a good business plan and ample funding to carry them until their sales start rolling in.
